At London Fox, we want to make flatsharing simple and stress-free. That’s why we’ve gathered together the answers to some of your most frequently asked questions. If you can’t find the info you want though, give us a call or an email and we’ll do our best to help you out.

1. I’m new to London and I don’t know where I want to live, can you help me?

Absolutely! With over 170+ properties in zones 1,2,3 – that’s Central London and the surrounding areas – we know London like the back of our hand. Whether you want to live in the buzzing city center, or further out in a quieter suburb, we can suggest a flat close to your work, or just a short commute away. And if you decide you don’t like your neighbourhood, you can easily switch to one of the other 170+ properties in our community.

2. Can I live with my partner?

Yes, you can! Our rooms are available with single, double or twin beds, so you can share your room with your partner or with a friend, depending on your needs. Though please be aware that there are different prices for these options.

3. Can I bring my pet?

Unfortunately not. Pets aren’t allowed in any of our properties, and if we discover that you’re keeping one illegally you’ll be fined or evicted. Best leave kitty at home!

4. Can I live in an all female/male flat?

At London Fox, we believe mixing it up is a good thing; so all our flats are a mix of guys and girls between the ages of 20-30. We believe in keeping everyone safe and happy though, so all our tenants are carefully selected, and if you want a lock on your door, we will provide one.

5. How much is the rent?

The rent in our properties varies from room to room. A double is going to be more expensive than a single, and a room in zone 1 is likely to be more expensive than one in zone 3. Let us know your budget, and we’ll see what we can do for you.

6. Are there any “hidden charges”?

Absolutely not! We believe in being open and honest about everything – so all of our charges are clearly and simply laid out on our website and in our contracts. When you join our community, it’s simplicity from the very beginning.

7. How long are your leases?

This depends on your circumstances and how long you want to stay in London for. Some of our community members have been with us for years, while some stay for just six months. Let us know what your plans are, and we’ll do our best to accommodate you.

8. Is there a cleaner?

Keeping your flat and your room clean and in good condition is the responsibility of every member of the flatshare, but we’re here to make that even easier! When you become a member of the London fox community, you will receive one hour of professional cleaning of the whole flat per month. Of course, though, in the meantime you will have to take care of the tidiness of the flat and room yourself.

9. Are bills and wifi included in the rent?

This depends on the flatshare you’re currently living in. In some of our 170+ properties, bills and wifi are included in the rent, but some of our properties contain gas and electricity meters, so paying for the bills is a responsibility shared equally between you and your flatmates. If you’d rather live in a property where the bills are included, you can move to one of our other flats where this happens.

10. What happens if there’s an emergency? (Faulty gas boiler/flood etc)

If there’s a serious emergency, such as a gas leak, the first thing you should do is get out of the building and call your energy provider or dial 999. For less serious emergencies, such as a broken boiler or water problems, give us a call and we’ll advise you on what to do.

11. What if I don’t like my flatmates?

Although we try and match you up with guys and girls you’ll get along with, sometimes people just don’t like each other. Maybe you’re a night owl and your flatmate likes to get up early, or maybe you just can’t stand their annoying laugh! Whatever the reason, if you’re not happy with your flatmates, there’s no reason to suffer in silence. As a member of our community, you can choose to relocate at any time to any of our 800 rooms, so you’re bound to find somebody you love living with.

12. What if I don’t like my room?

Similarly, if you want a bigger room, or fancy living in a quieter or noisier part of London, give us a call and we can help you to find a room more suited to your needs. When you join us, you’re signing up as a tenant to ALL of our 800 rooms, so London is yours!

13. My parents/friends are coming to visit for the weekend. Can I host them?

We understand how important family visits are, so we allow hosting your friends or family free of charge for a maximum of 4 days per month. After the 4th day, a charge of £15 per person will be added to the license fee. After all, you need to be considerate of the shared space in your flat, and be sure to talk beforehand about this with your flatmates.

14. I have a boyfriend/girlfriend. Can he/she sleep with me occasionally?

Similarly, if you want to host your partner free of charge you’ll have to do it up to 4 nights per month, and make sure your flatmates are alright with that. After that, a charge of £15 per person will be added to the license fee.

15. Can I go to your office to discuss an urgent matter?

Visits to our office should be arranged in advance with an appointment, otherwise we might not be able to assist you in the case of an unannounced drop by. For anythingflatshare related that needs an urgent answer, make sure to use the Domestic issue report form, as per your license.If you have a maintenance issue that is not an emergency, you may e-mail us at management@pmcproperties.co.ukand you will receive an answer very shortly.

16. In which situations I could be fined as a tenant?

In short – anything that breaks the terms and conditions of your signed license to occupy. Your license contains all the information regarding behaviours or actions that could lead to you being fined or facing additional fees, so for any questions of this nature make sure to always check your agreement first.
